The project successfully delivered a fully refurbished industrial facility with enhanced operational functionality, improved energy performance, and upgraded workplace environments. Key improvements included modern building services, improved logistics access, upgraded loading facilities, and a refreshed external appearance, increasing both the usability and long-term value of the asset.
Throughout the project, a number of programme challenges were encountered, including nesting birds which impacted certain phases of the external works and required careful sequencing and compliance with environmental constraints. In addition, the scope of works was continually evolving due to ongoing client-driven changes and requests. These adjustments required proactive management to ensure that programme implications and budget considerations were clearly communicated and understood.
This evolving scope had to be carefully coordinated with the wider supply chain, with works resequenced and resources reallocated where necessary to maintain progress and minimise disruption. Regular communication and close collaboration with subcontractors and suppliers were essential to managing expectations and maintaining programme certainty.

"Woodfellows worked with T J Elsdon on a substantial refurbishment of a circa 70k sqft unit in Nottingham split over two blocks pn a large city centre site. The project involved remodelling works to the unit along with refurbishments to the external fabric of the building which included extensive cladding repairs, new dock levellers and recoating of the roof. Internally the comprehensive refurbishment included full M&E upgrade works throughout with a focus on ESG. Due to the nature of the project, there were challenges that arose along the way, but T J Elsdons were quick to react to these challenges and present solutions to everything thrown at them. The site was well managed throughout with a key emphasis on Health & Safety enabling the project to complete on time and within budget."
