The Client Challenge

The client required a comprehensive refurbishment of an existing industrial facility to improve its functionality, energy performance, and overall market appeal. The project involved coordinating a wide range of specialist work packages, including asbestos removal, building envelope upgrades, mechanical and electrical installations, and office refurbishment works.

Careful planning, quality control, and effective management were essential to ensure the works were delivered safely, efficiently, and within budget, while creating a high-quality industrial asset capable of supporting future occupiers.

Our Approach

Through early engagement and close collaboration with the project team, we developed a clear and well-defined scope of works aligned with the client’s objectives, budget, and programme requirements. This proactive approach enabled key project decisions to be made at an early stage and ensured efficient delivery throughout the refurbishment programme.

Working collaboratively across all disciplines, we identified opportunities to improve building performance, enhance occupier comfort, and maximise long-term asset value. Open communication and a solutions-focused approach allowed the team to respond effectively to project challenges while maintaining quality, safety, and programme objectives.

The Outcome

The project successfully delivered a fully refurbished industrial facility with enhanced operational functionality, improved energy performance, and upgraded workplace environments.

Throughout the project, the scope was continually evolving in response to ongoing client requests and changing priorities. These variations required careful management to ensure that expectations were clearly communicated and aligned with both budget and programme constraints. With budgets remaining tight, certain elements of the original scope were omitted or re-sequenced to accommodate higher-priority client requirements, ensuring maximum value was retained within the available funding.

These adjustments necessitated close coordination with the wider supply chain, with several elements of the design—particularly the mechanical and electrical (M&E) installations—being revisited and re-engineered to reflect the revised scope. This collaborative and solutions-focused approach was essential in maintaining progress and ensuring design integrity was preserved throughout delivery.

In addition, unforeseen challenges were encountered during the works, including the discovery of asbestos. These issues were managed promptly and effectively, with appropriate mitigation measures implemented to ensure safe removal and minimal disruption to the programme.

Key improvements included a new composite roof, upgraded cladding systems, modern building services, enhanced fire safety measures, improved site access arrangements, and high-quality office accommodation. The completed development provides a durable, energy-efficient industrial asset, ready to support the requirements of future occupiers while increasing the long-term value and marketability of the property.
