The Client Challenge

The project required the complete refurbishment and modernisation of an ageing industrial facility while coordinating a wide range of specialist work packages, including significant building services upgrades, structural alterations, office fit-out works, and external improvements.

Following the insolvency of the previous tenant’s business, no dilapidation or reinstatement costs were recoverable to offset the refurbishment expenditure. This placed increased importance on achieving maximum value from the investment while carefully managing project costs and maintaining budget objectives.

As the unit remained vacant throughout the refurbishment, minimising the void period was also a key driver for the project. Delivering the works efficiently and bringing the facility back to market as quickly as possible was critical to attracting a new occupier and generating a return on the client’s investment.

Careful planning, quality control, and effective management were therefore essential to ensure the works were delivered safely, efficiently, and to a high standard while maintaining programme certainty and cost control.

The Outcome

Key improvements included enhanced building services, improved energy performance, refurbished external elements, upgraded access and security provisions, and contemporary Grade A office space. The completed development provides increased functionality, improved occupier experience, and greater long-term asset value.
